Czechs start to favor small and micro-appartments

Demand for so-called micro-apartments in Czechia, measuring between 16 and 30 square metres, increased by 56 percent year-on-year in the second quarter of 2025, according to data from real estate platform Sreality.cz. This trend reflects the growing problem of housing affordability, with buyers seeking the cheapest options on the market. Prices of flats overall rose by 16 percent to an average of CZK 81,117 per square metre. In Prague, micro-apartments are particularly popular due to high property prices. Flats in Moravia-Silesia, Ústí nad Labem and Hradec Králové saw the biggest price increases.
