Prague sees surge in new flat sales, prices hit record highs
Sales of new flats in Prague soared by 80% last year, reaching 7,200 units—the second-highest figure in 15 years. The average offer price climbed to CZK 163,203 per square metre, up 7% year-on-year, while selling prices rose by 10%, surpassing historical records. Smaller flats dominated demand, making up 73% of total sales, while the average flat size has shrunk by 10 square metres over the past decade.
The most affordable new flats were in Prague 9 and 10, averaging CZK 149,000 per square metre, while central districts such as Prague 1, 2, and 7 exceeded CZK 200,000. The sharpest price jump—21% year-on-year—was recorded in Prague 3. Analysts attribute the surge in sales to lower mortgage rates, which drove an 83% rise in new loans in 2024. With further rate cuts expected, demand may continue to grow.
