Rents set to rise faster than wages in Czechia in 2026

Rents in Czechia are expected to increase by 6–9% this year, according to the Association of Rental Housing. At the same time, experts at the Czech Chamber of Commerce predict nominal wage growth of 5–6% (2.7–4% in real terms). This means rent increases are likely to outpace wage growth.

Rising property prices may also push more people into the rental market, with 30,000–40,000 additional tenants expected in 2026. Homeownership in general, however, remains relatively high: Eurostat data show 74.7% of Czechs lived in their own homes in 2024, compared with an EU average of 68.4%.

The gap between rents in Prague, Brno, and other regions is also expected to widen, with Brno gradually catching up to the capital.
