Site of historic Nusle brewery to be transformed into residential area
The former brewery in Prague’s district of Nusle will be transformed into a new residential development with more than 400 new apartments. The CZK 2.3 billion project by the Penta Investment Group is expected to obtain a building permit by the end of the year.
Construction work on the 3.2 ha brownfield site is due to start at the beginning of 2021 and is expected to take at least two years.
“The sale of the first apartments will be launched in this autumn. The construction will start in the first quarter of 2021,” Rudolf Vacek, head of Penta Real Estate, development told the daily Hospodářské noviny.
The price of apartments has not been revealed yet, but it is not likely to go below CZK 100,000 per square metre.
The reconstruction of the historical building will be carried out by Chybik+Kristof Architects & Urban Designers and CMA Architects.
The renovated historical building will accommodate office and retail space as well as some apartments. The project also envisions a town square with cafés and restaurants.
At the moment, there is only one entrance to the area from Bělehradská Street. After the reconstruction, there will be four entry points, including a crossing over the Botič stream.
The first brewery was built in the Nusle neighbourhood in the year 1694 and has since been rebuilt several times. In the 19th century, it was the largest industrial brewery in Central Europe, featuring a famous beer garden.
In 1960, the building was turned into a malt house. The original brewery gate with beer barrels has been preserved to this date.
Penta Investments Group bought the site of the historical brewery, listed as a protected national monument, in 2018.
